Moving from Out of State
Relocating to Northeast Florida
A good share of the buyers I work with are moving here from somewhere else entirely — often deciding on a community before they have ever set foot in it. Here is what that process actually looks like, and the honest answers to what people ask me most.
What People Ask Me Most
Honest Answers Before You Move
"Is it really as hot as everyone says?"
Summers are hot and humid, no way around that. But Northeast Florida is also far enough north that we get genuine fall and winter weather most of the country would consider mild — plenty of 50s and 60s from December through February. It is not South Florida.
"What about hurricanes?"
Hurricane season runs June through November, and it is a real factor in insurance costs and home maintenance — not something to gloss over. Most years bring more rain and wind warnings than direct hits, but I always walk relocating buyers through flood zones, roof age, and windstorm mitigation credits before they fall in love with a house.
"Is there really no state income tax?"
Correct — Florida has no state income tax, which is a real, meaningful difference for a lot of people relocating from states like New York, New Jersey, or California. It does not eliminate property taxes or insurance costs, but for many buyers it changes the math significantly.
"How does the cost of living actually compare?"
It depends heavily on where you're coming from and which community you choose here. Coastal Ponte Vedra runs comparable to a lot of expensive metros. Areas like Green Cove Springs or parts of Jacksonville proper can be dramatically more affordable. I'll give you real numbers for your specific situation, not a generic cost-of-living index.
Choosing Before You Arrive
Picking a Community From Across the Country
Northeast Florida is not one market — it is a collection of very different communities, and the right one for you depends on commute tolerance, school priorities, and whether you want walkable amenities or more space and privacy. I start every relocation conversation by understanding what your day-to-day actually looks like now, then match that against real communities here — not just the ones with the biggest marketing budget.
How This Works Remotely
Buying From a Distance, Without the Stress
Honest video walk-throughs
Not the polished listing video — I'll walk you through a home the way I would if you were standing next to me, pointing out what the photos don't show.
A focused in-person trip
When you do come out, I'd rather you see eight homes we've already narrowed down over two focused days than feel rushed through twenty.
Remote closing support
Florida title companies routinely handle remote online notarization, so closing from out of state is a well-worn process, not an obstacle.
Thinking About Making the Move?
Whether you have a moving date already set or are just starting to explore, I'd rather have a real conversation now than have you piece this together from generic articles.
