Getting It Right From Day One
Pricing Strategy for Selling in Northeast Florida
Pricing is the single biggest lever in how fast your home sells and how strong a position you negotiate from. Here is how I actually approach it — not a formula, a real read on your specific home and market.
The Counterintuitive Truth
Overpricing Almost Always Costs More Than Underpricing
A home priced right sells in the first few weeks, often with multiple interested buyers creating real competition. A home priced too high sits, then needs a price cut — and buyers watching the listing see that cut and negotiate from a position of strength, not curiosity. In my experience, sellers who overprice by even 5% and correct 45 days later typically net less than if they had priced accurately from day one.
What Happens When a Listing Sits
- Fewer showings after the first two weeks — the initial wave of interest passes
- Buyers assume something is wrong with the home, even when nothing is
- Any eventual price cut gets read as leverage, not a fresh start
- You end up negotiating from a weaker position than if priced right initially
The Actual Process
How I Build a Comparative Market Analysis
A real CMA is not an algorithm spitting out a number — it is a comparison built from what is actually happening in your specific market right now.
Recent comparable sales
Homes that actually closed in the last 3-6 months, in your neighborhood or one genuinely similar to it — not just anything within a mile.
Active and pending listings
What you are competing against right now matters as much as what already sold. Pending sales tell us what the market is currently willing to pay.
Condition and upgrades
A renovated kitchen, a new roof, or updated systems all shift where your home lands relative to the comps — and so does deferred maintenance.
Lot, layout, and location
Corner lot versus interior, floor plan popularity, proximity to amenities or a busy road — all real adjustments, not guesswork.
Current absorption rate
How fast homes are actually selling in your specific price band right now tells us whether to price assertively or conservatively.

Pricing Strategy Depends on Right Now, Not Last Year
Pricing strategy shifts with the market — what worked a year ago is not automatically right today. That is why I look at current absorption rates, active competition, and fresh comparable sales before recommending a number, rather than relying on a generic online estimate that has not seen the inside of your home. Pricing Mistakes I See Most Often
- Pricing based on what they "need" to walk away with, instead of what the market actually supports.
- Starting high with the plan to "come down later" — buyers see the days-on-market count, and a stale listing reads as a problem, not an opportunity.
- Using a neighbor's sale price from two years ago without adjusting for how much the market has moved since.
- Ignoring condition and upgrades in the comparison — a home with an updated kitchen and a home that needs one are not the same comp.
- Skipping a pre-listing inspection, then getting surprised by something the buyer's inspector finds later — at a worse negotiating position.
